Steven Morris is a developer and founder of Linfield Construction. He has spent decades on the delivery side of UK property starting as a bricklayer, moving into quantity surveying and commercial management, and eventually becoming Head of Commercial before setting up his own construction business. He's been involved in building 60+ units and has experienced both the opportunities and risks that come with delivering property projects. In this episode, Steven shares the reality of construction costs, contractor margins, subcontractor pricing, abnormal costs, land values and the risks that can sit underneath an apparently profitable development appraisal.
